Representation From Search to Closing - and Beyond
Seller, buyer, landlord, tenant and investor representation across commercial and residential real estate, with continued support beyond closing and access to trusted resource for clients when additional needs arise. Serving clients throughout the Greater Houston area, surrounding counties, and across Texas.
Buyer & Tenant Representation
I define the requirement, search the market, tour candidate properties, negotiate the LOI and lease or purchase terms, and stay on the deal through occupancy. Built for businesses, investors, and tenants who need someone tracking the details on their side of the table.
Seller & Landlord Representation
I help owners position a property, think through pricing, coordinate marketing, and vet buyers or tenants — carrying the deal through closing or lease execution. Built for owners ready to sell, lease up, or re-tenant a property.
Site Selection & Leasing
I match a business's space requirement — industrial, warehouse, retail, and/or office — to the right property in Harris or Fort Bend county, surrounding counties, and across Texas factoring in access, build-out, and timeline.
Transaction Coordination
Every deal touches sellers, buyers, landlords, tenants, property managers, contractors, insurance providers, lenders, and title companies, plus permitting, inspections, and occupancy requirements with the city. I coordinate all of it directly so it doesn't stall the closing.
Property Types
How each one plays out in practice.
Industrial
Warehouse and manufacturing space, where loading access, clear height, and permitting timelines drive the deal.
Multifamily
Garden and mid-rise properties, where positioning and buyer or tenant qualification carry the negotiation.
Retail
Pad sites and strip centers, where tenant mix and site visibility shape value.
Office
Low-rise and mid-rise space, where build-out timelines and occupancy requirements matter most.
Land
Site selection and disposition, where zoning, utilities, and entitlement status decide what a parcel can become.
Single-Family Home
Detached houses for buyers, sellers, and renters, where pricing, condition, and neighborhood drive the decision.
Townhouse
Attached multi-story homes, where HOA terms and shared-wall considerations shape the deal.
Condo
Condominiums, where association rules, fees, and financing options guide buyers and sellers.
FAQ
Frequently asked questions
What is tenant representation and who pays for it?
Tenant representation means an agent works exclusively for the tenant during a lease negotiation, handling site search, touring, and LOI negotiation. In most commercial leases, the landlord pays the representing broker's commission, not the tenant.
What is the difference between buyer representation and site selection?
Buyer representation covers an acquisition from search through closing. Site selection is the narrower process of matching a specific space requirement — often for a lease — to the right property before terms are negotiated.
What is transaction coordination?
Transaction coordination is the ongoing work of keeping a deal moving after terms are agreed — coordinating with landlords, contractors, lenders, and title companies, and following up on permitting, inspections, and occupancy requirements through closing.
